Vacancy is one of the most nagging impacts on a property's cash flow and chronic vacancies can destory current and future value. Even before physical repairs or cleaning... start your marketing. When you discover a tenant moving out get your "One-Two Punch" moving out also.
There are a hundred methods to get the proper person into your property at the propert price. As you know, each location, type and condition of property is perfect for the right tenant. NEVER FORGET this most basic approach, because it is still one of the best. Be quick and effective.
1. Put your Sign out
Small "For Rent" with Large "Phone Number".
(No need to be creative, people get it immediately)
There are a few exception to the rules. For example; sometimes if more than two or three neighboring properties have tempory signs posted and crowding may work against all properties. Also, the uniqueness of location inside a housing association, and its covendents don't allow signage. Lastly if you operate a niche' business with specific marketing routines, such as short-term executive rentals.
2. Ask "Best" Tenants for Referrals.
Coax referrals with some kind of reward like one month reduced rent or gift card to a nice local restuarant after the new tenant moves in. Be consistant in the reward, and the best approach is to extend the practice into a written policy. If birds of a feather flock together, than good tenants should refer good leads, and know that bad tenants will most certainly refer new bad tenants.
Note; Remember even with a strong referral to do your due diligence.
